The roof at your address
A new-development address still deserves an answer based on the roof in front of the roofer.
Property history matters
A newer house can still have a leaking pipe boot, a flashing fault or storm damage. A small pile of granules alone cannot tell you which one you have. Our roofer can inspect the roof and put the symptom in context.
If you have the builder’s roofing paperwork, keep it available for the visit. The product and installation details can help the roofer assess a concern without guessing from the neighborhood’s age.
From the City's record
The City’s June 2023 development update lists Legado Phase I with 172 lots under construction. It is a useful record of the development, but it does not date the covering on your house.
If you bought from the builder, the completion paperwork can identify the original installer and shingle product. If somebody has repaired the roof since then, that invoice belongs with it. These records help distinguish a product question, an installation question and a later event.
The roofer’s inspection starts with the part that concerns you. Loose installation granules, wear and impact marks need to be read against the condition of the shingle itself. You should not have to decide from the driveway whether a dark patch is harmless.

A roof can be new enough to have product coverage and still be exposed to hail. Whether a particular fault belongs under a warranty depends on the cause and the terms, not simply the age of the subdivision.
New shingles can shed loose surfacing. Concentrated bare patches, damage to the mat or a leak need a closer explanation.
A pipe collar, wall joint or valley may be the source while the field shingles remain sound.
A roofer can assess marks on the shingles and surrounding metal. A nearby storm report provides context, not proof of a strike on your roof.
The assessment of your roof is separate from development dates and nearby weather reports.
On the map
Use the Legado area map for orientation when describing the property. The pin is approximate; the address identifies the roof and any applicable association or permit requirements.

A free inspection helps sort an isolated fault from wider wear, even when nothing is leaking inside.
Explore this serviceSome loose granules can wash from new shingles. The amount, pattern and condition of the remaining surface matter more than the grit alone. If you see a concentrated bare area or water inside, a roofer can examine the affected slope.
A claim requires covered damage, and the deductible and policy terms still matter. Age can affect valuation as well. A new roof is neither proof of a valid claim nor a reason to dismiss an actual storm loss.
A builder or installer may provide workmanship coverage, while the manufacturer offers terms for its product. They can have different deadlines and exclusions. The warranty guide explains the documents to compare.
That depends on the contract, the applicable coverage and the finding. Start with the installer or builder’s written terms and explain the actual fault. A roof inspection can help identify the problem, but it cannot promise the outcome of a warranty claim.
